What do I have to pay upon signing?

​The signing fees only include a deposit of $300.

Do you offer tours?

In-person tours are available and must be scheduled at least 24 hours in advance. Video tours are available for some units upon request.

Is there parking?

Yes, we have both underground and above ground parking. If there is an available spot when you come in to sign your contract you can also fill out a parking agreement. However, if there is not currently an open spot, we will put you on a waitlist and call you if anything becomes available. Parking Prices are located under the Prices tab.

Can I pay rent with a credit card?

​Once your online account is set up, you can pay with an e-check or a card payment. However, card payments typically have a convenience fee. E-checks are free. 

How do I get something fixed in my apartment?

You will need to submit a work order through your Entrata ResidentPortal account. You can do this by going to the maintenance tab and clicking the “Request Maintenance” button.

What utilities do you cover?

​Monticello covers (will not charge you for) water, garbage and sewer. Tenants pay for gas, electricity, cable and internet through a flat rate of $50 per month (for 24-25 leases). This amount will be charged to your account by Monticello staff.

How much are late fees?

Rent is due on the 1st of each month, but residents are offered a 5-day grace period. $75 fee is posted on the 6th of the month. Monthly charges must be paid in full to avoid late fees or further legal fees.

 

Can I pay my deposit with a credit card?

No. The first initial payment needs to be with a personal check, cashiers check, or money order. We will not take card or cash payments.

What are the rules for having overnight guests?

Overnight guests are allowed, but any stay longer than 3 days requires written consent from the office. Stays of longer than 5 days also require written consent from each roommate in the unit.

What do I need to do when I move in?

​You will need to do a check in at the office. We have code locks instead of keys and will give you your code, information about the complex, answer any questions you might have and make sure your online account, contract and payments are all updated. You are welcome to move in to your apartment at that point.
